Overview
Toyoko INN Shinagawa Konan-guchi Tennozu Isle delivers exactly what the Toyoko Inn brand has built its reputation on: free breakfast, a clean compact room, and access that punches well above its price point. Opened in 2012, this 740-room property sits in the Tennozu Isle waterfront district—just a five-minute walk from Tennozu Isle Station and connected to Shinagawa Station via a complimentary shuttle bus. For budget-conscious travelers who want a quiet, well-located base within fifteen minutes of Haneda Airport without paying Shinagawa-adjacent prices, this is one of Tokyo’s most practical choices.
The building underwent a front-desk renovation in 2021, and exterior work was ongoing during my March 2025 stay. The rooms show their age—expect simple brown-line-on-white-wall interiors and a unit bathroom that feels distinctly 2012—but everything is kept clean and in working order. The torch-lit courtyard at night adds a touch of unexpected atmosphere for a chain budget hotel, and three room types (single, double, and twin) cover the range of solo and shared travel needs.
Room & Amenities
My stay was in a 9m² economy double room on the fifth floor—snug, but cleverly laid out. The double bed takes center stage, with luggage storage accessible underneath. Bedside, there is a shelf with an outlet, USB port, and lamp—enough to charge two devices without hunting for sockets. A desk with additional outlets, a mini fridge, a safety deposit box, a humidifier, a magnifying mirror, and a hair dryer complete the essentials. Pillow firmness options are available at the front desk, a thoughtful touch at this price.
The TV doubles as a hotel information panel and prompts you the evening before to confirm whether you want breakfast the next morning—simple and effective. Slippers and loungewear (a thin one-piece that layers well if the room runs cool) are provided. The overall aesthetic is functional rather than stylish: the walls are clean but sparse, and the room is best suited for sleeping and recharging rather than lingering.
The unit bathroom (bath and toilet combined) is where the building’s age shows most. It is maintained well and shampoo, conditioner, and body soap are provided, but the design is not modern. A clothesline stretches above the bathtub, useful for hand-washing. The faucets have been updated to a practical single-lever style. It handles the basics without complaint.
The lobby offers free amenity selection including facial cleanser and lotion—a surprisingly generous buffer if you’ve forgotten toiletries. Nightwear is also available at the front desk at no charge. Coin laundry sits at the back of the dining area; note that payment is cash only and detergent must be purchased separately. Vending machines (including beer and canned cocktails), a microwave, and a nearby convenience store handle late-night snack and drink needs. Free self-service luggage storage is available on the lobby floor from 6:00 to 24:00 on both check-in and check-out days. For airport luggage delivery, the front desk offers a same-day service—but this requires a reservation made the previous day.
Dining & Breakfast
Free breakfast is included with every stay at all 337 Toyoko Inn properties nationwide, and this location is no exception. The spread follows a Japanese home-style format: shumai, grilled fish, hijiki seaweed, spinach ohitashi, salad, and three soup options (pork, minestrone, and cream potage). The chain’s stated motto is food that “tastes like mom’s cooking,” and the kitchen uses local ingredients including freshly picked vegetables and regional rice where available. You can also take food in a takeaway container and eat in the courtyard or at a nearby bench.
The practical caveat: breakfast runs from 6:30 to 9:00 and the venue was noticeably crowded when I arrived at 8:30. Elevators filled up, seats were limited, and some of the buffet had not been replenished. The experience was still worthwhile given that it is completely free, but going earlier—around 6:00 or 6:30—makes for a significantly more relaxed morning. The dining area is simple and cafeteria-style, with some seats facing the courtyard.
Location & Access
The hotel’s location is its strongest asset at this price. Tennozu Isle Station (Rinkai Line and Tokyo Monorail) is a five-minute walk, placing Haneda Airport just fifteen minutes away by direct monorail. This alone makes the property worth considering for early departures or late arrivals from international flights. The station also connects to Osaki on the Rinkai Line, providing access to the JR network, and the area sits along the Tokyo Bay waterfront.
The free shuttle bus from Shinagawa Station’s Konan Exit runs every fifteen minutes between 14:00–24:50 and 6:15–11:30 daily. Shinagawa is a major hub with Shinkansen access and multiple metro and JR connections, making this shuttle genuinely useful for arriving passengers and for day-trippers heading into central Tokyo. The hotel name references “Konan-guchi” (Konan Exit) precisely because the shuttle originates there, not because the hotel sits next to Shinagawa—a useful detail to know before navigating on arrival.
The Tennozu Isle neighborhood is quieter and more spacious than central Tokyo districts. The canal-side promenade, art galleries, and the TERRADA ART COMPLEX cluster give the area a distinct character. The waterfront walk back to the hotel after dinner, with the canal illuminated and few people around, is one of the more relaxing aspects of choosing this area over busier neighborhoods. Dining options within easy walking distance are limited, but the shuttle, convenience store, and in-room microwave compensate adequately.
Final Verdict
Toyoko INN Shinagawa Konan-guchi Tennozu Isle is a dependable budget choice for travelers who value access over atmosphere. Free breakfast, a free Shinagawa shuttle, fifteen-minute monorail access to Haneda, 740 rooms, and clean if dated facilities make it easy to recommend for the price. The room is small and the bathroom shows its age, but nothing is broken and the overall experience is consistent with what the Toyoko Inn chain reliably delivers. Arrive early for breakfast, book early for the lowest rates, and consider the single category if space feels tight in the double.
